A comprehensive build-to-suit manufacturing and office facility designed for robust operations. The 130,255 SF structure features a conventional steel framework with site-cast, load-bearing tilt-up wall panels and a mechanically fastened TPO roof system. The facility utilizes a front-load dock configuration with six fully equipped dock positions and an ESFR fire protection system with an electric pump. The project includes a 116,461 SF manufacturing and warehouse area, complemented by an 11,932 SF main office featuring a tinted glass storefront, and a dedicated 1,862 SF shipping and receiving office.
